Villa Ayse – Description

Villa Ayse is a truly superb 3 bedroom 3 bathroom stone villa close to the prestigious Villa Mahal Hotel and beach club in Kislan, Kalkan. The centre of Kalkan is approximately a 20 minute walk away, or a short water taxi from the Mahal beach club (local fee payable).

Villa Ayse – Entrance level

From street level, the villa is entered from the rear down stone steps. This entrance/ground floor mezzanine level overlooks the courtyard below with palm tree, and houses the master en-suite bedroom with 4-poster bed, plus a further large double en-suite bedroom.

As you enter the master bedroom, you’re greeted by a luxurious 4-poster bed, inviting you to relax in style. The room boasts a round Jacuzzi bathtub, with decking and wooden steps for easy access. The room features a chest of drawers with a mirror, two stools, and fitted wardrobes that offer plenty of hanging space and shelves.

This bedroom includes an en-suite shower room equipped with twin basins and a WC. Step through the elegant French doors, and you’ll find yourself on a large, shared wood decked balcony. Here, you can enjoy breathtaking views over Kalkan Bay. The balcony is thoughtfully furnished with a wicker chaise longue, two armchairs, and two stools with plush cushions, all arranged around a coffee table. It’s the perfect spot to relax and take in the stunning scenery.

Moving on to the second bedroom, you’ll find it equally inviting with its generous size and features. This double bedroom also houses a round Jacuzzi bathtub within the room, making it a perfect haven for relaxation. A chest of drawers with a mirror and a large ottoman provide additional functionality and style.

The fitted wardrobes with glass sliding doors offer ample hanging space and shelves. This room also includes an en-suite shower room with twin basins and a WC, adding to the convenience and comfort.

French windows lead you out to the shared balcony, where you can enjoy wonderful views across the terraced garden towards the sea. It’s a serene spot, perfect for soaking up the last minute sunshine of an evening.

Villa Ayse – Ground Floor

Wooden stairs lead down to the living area, where there is also the third, twin en-suite bedroom.

The good sized kitchen is fully fitted and incorporates an oven, hob with extractor fan, large fridge/freezer, dishwasher, kettle, toaster, filter coffee machine, microwave and water cooler. From the kitchen are French windows leading to the palm tree courtyard, pool terrace and gardens.

On the opposite side of the hallway is the comfortable lounge area to seat 6 people, plus coffee table, smart tv. There is also a dining area.

For your comfort, a further WC cloakroom is off the hallway and an understairs cupboard houses the washing machine and ironing board.

A lovely shaded area in the back garden courtyard, provides a comfortable and quiet seating area. There is a side pathway through metal gates to access the pool terrace.

Villa Ayse – Outside

The outside areas of Villa Ayse are quite unique compared to most villas in Kalkan, and is what makes the villa special.

From the main living area is a covered veranda with dining table and chairs to seat 6. For al-fresco dining there is a gas BBQ. There is a further area with stone arches, housing a comfortable seating area with coffee table for relaxing and enjoying the stunning sea views.

The pool terrace houses an infinity pool measuring 11m x 3.30m (depth ranges between 1.4-1.8m), and incorporates Roman-style walk-in steps. Three sun loungers are on the decking, with wooden steps leading down to the garden area below the pool, with a further three sun loungers.

A further seating area can be found to the side of the villa, down stone steps again and to the other part of the garden area. The sea views are stunning from every level of the outside.

For the bathing platforms and sea access, there is a gate leading to the street below. From here there is a road through the olive grove, and the platforms are nestled into the rock. Please note: the bathing platforms are shared between the two identical and neighbouring villas to Villa Ayse. But each villa has its own section, and 6 sun loungers for each section.
